An urban transformation delivered by Walker Corporation, the Parramatta Square Precinct is one of Australia’s largest commercial business precincts and includes 6 & 8 Parramatta Square, Australia’s largest CBD commercial office building in Australia (by Gross Floor Area). It seamlessly integrates commercial office space with convenient retail and dining options, comprising premium A-grade commercial towers with 240,000 square metres of new office and retail space around a new 10,000 square metre public domain.

The commercial office towers range from 6 Star Green Star ratings As Built and/or Interiors, through to 5.5 Star NABERS Indoor Environment Ratings and base building Energy Commitment Agreements, providing high occupant comfort and wellbeing without compromising energy and water efficiency.

A key component of the contract is a commitment between Walker Corporation and Precise Air to work together to utilise the existing technologies within the towers to move from a standard calendar based planned maintenance strategy to one that predicts maintenance works based on digital fault-finding, condition assessment or predictive algorithm.

Precise Air is fast becoming the leading HVAC services provider in Parramatta. Our Parramatta Commercial Property team of 6 technicians services more than 40 commercial sites throughout the city. As with all our contracts within Parramatta, we will be self-delivering all services except the handful requiring OEM involvement. Kitchen exhaust cleaning will be done via our sister company Airgene.

Precise Air’s strategic focus on energy efficiency and sustainability has led to the appointment of Wissam Salama, an experienced BMS, HVAC and electrical engineer.

Joe Mazza, Director of Operations and Sustainability, explains that “ because our team are at the coal face every day applying our knowledge to the optimisation of the mechanical systems, we understand that we need to bring the other services on board, including electrical and controls, to deliver the best performance for our clients.”

Wissam will lead Precise Air’s Building Performance Optimisation Solutions offering and work closely with clients and the Precise Air teams to design and deliver improved energy efficiency and system performance from the mechanical and electrical systems, through to lighting, gas and water.

“Wissam is one of the new breed of engineers who thinks outside the box and ties together all of the disciplines that affect the energy efficiency and lifecycle of a building,” said Joe.

“We will offer an independent review of our clients’ systems and provide effective, sustainable alternatives that engineer risk out of their sites, lessening their reliance on proprietary systems,” continues Joe. “The team will also explore renewable energy strategies for existing buildings and new building projects.”
