175 Liverpool Street
One of Sydney’s premier A Grade buildings, 175 Liverpool Street comprises ground floor retail and 28 levels of commercial office space with a net lettable area of 46,423sqm.
During the design phase, Precise Air’s construction team provided buildability advice to achieve NABERS targets in the most cost-effective way.
This ranged from determining practical modifications to base building to suit the flexible floor plates and tenancy requirements, to the most cost-effective and efficient equipment and BMS.

The project was completed in four stages:
• High rise upgrade which including installing new induction units, new VAV boxes and recommissioning of the upper 14 floors
• Low rise upgrade consisting of replacing the multi level AHU with on floor AHUs and perimeter AHUs to the lower 14 floors
• BMS upgrade to the entire building and removal of pneumatic equipment
• Mid rise plant relocation adding in two new floors where the existing mid rise plant was located and relocating all plant to the roof, constructing a new chilled water central plant system and associated works.
